RESALE CERTIFICATE… IT’S THE LAW…

Although it has been the law since 1997 and has been printed in many newsletter articles, many owners are still surprised to learn that the Commonwealth of Pennsylvania requires that each prospective purchaser of property in a “Planned Community” receives a Resale Certificate for review prior to purchase.  The Resale Certificate is designed to provide the prospective purchaser with specific information on:

§        Governing Documents

§        Fees and Charges

§        Rules and Regulations

§        Architectural Codes

§        Financial Information

§        Community Reserves

§        Any other pertinent information that should be disclosed.

It is important to note that it is the owner’s responsibility to provide such a certificate.  There is a fee related to this certificate and it can be obtained from the Management Office by sending a written request, along with your payment in the amount of $150, via fax 570.842.4445, e-mail to deniseg@appletreemanagement.com, or regular mail to: Appletree Management Group, Inc., PO Box 866, Moscow, PA  18444.  The law allows for ten (10) days for the Association (Management Company) to produce this document.  The law also states that the certificate must be presented to the prospective purchaser no later than five (5) days prior to a scheduled closing.

Generally it is obtained by the real estate agent, title company or attorney.  Therefore if you are selling, be sure that your sales representative has requested a certificate from the management office.

On behalf of the Board of Directors, welcome to our community website.  If you are a Resident of our Community, please click here Login Request Online Form to fill out a simple Questionnaire.  Appletree Management will send you what is called a USER NAME and PASSWORD, write these down.  The next time you enter the site, under the Table of Contents it will say LOGIN.  This word Login simply means that you click it, and then place the USER NAME along with the PASSWORD that Appletree sent you, and you are now free to roam (surf) the entire website.  As a Resident you can view important information, such as Announcements, Upcoming Events, Know How to Contact Important Committee Chair People, you can even pay your dues online and much much more.  We have now added our Newsletter (not the condensed version) on line.  You can read it here, print it for later use or download it into your computer to save.

 

Also, once you are LOGGED IN, you can go and change your USER NAME and PASSWORD to some words or phrases you will always remember.  Having this website can be a tremendous advantage, but you need to LOGIN regularly.  You also need to add interesting things you feel your neighbors should know about.
